After receiving advice about deteriorating gutters, our manager was tasked with obtaining quotes for gutter replacements. This investigation revealed a connection between the gutter issues and the need for a new roof, prompting the additional requirement for roof replacement. The committee selected their preferred supplier, residents were notified and works commenced. The whole project from quotes, through raising funds, to completion of works took 12 months.
As this owners corporation is only 8 lots it was not required to have a Maintenance Plan or Maintenance Fund under the Owners Corporation Act however, with the guidance of their manager they established a small Maintenace Fund to start building funds for future asset replacement as well as raising a Special Levy for these specific roof & gutter works. The Chairperson worked cohesively with our manager and the selected contractor, Rainshield, to successfully complete the works within 3 weeks.
